The problem

Renting out in Colombia means choosing which risk hurts less.

With an agency

You pay for peace of mind, for the life of the lease

They charge the first month’s rent in full and around 10% of every month after that. On a COP 2,000,000 rent, that’s over COP 4,000,000 in the first year, and it starts again in the second.

And in many cases they don’t take responsibility if someone unlawfully takes over your property.

On your own

You save the commission and decide blindly

A photo of an ID and a twenty-minute conversation. It usually goes fine. When it doesn’t, an eviction can take over a year, and nobody pays you in the meantime.

With Fiable

You decide with data, and pay no commission

You know who’s going to live in your property before you hand over the keys, from official sources, and you pay no commission. Not the first one, not the monthly ones.

How it works

You do two things. We do the rest.

From start to finish, your part takes less than ten minutes. The applicant’s takes five, on their phone: nothing to download, no account to create.

What we check

Not a hunch. Three checks with a source.

Real identity

We compare the photo on the ID card (cédula) with a live selfie. We confirm the person writing to you is who they say they are, not someone using another person’s photo.

Facial biometrics · Both sides of the ID are read

Valid ID

We read the ID and check it against the National Civil Registry: that it exists, that it matches and that it’s valid.

Registraduría Nacional

Background

We check official databases and international sanctions lists, and review court cases where the applicant is named as a defendant.

Policía Nacional · Procuraduría · Contraloría · Rama Judicial · INPEC · Sentence enforcement courts · OFAC lists

You see a traffic light and one line per category, not the case file: Colombia’s personal data law and our provider limit what can be shown about a third party. With that, the decision is yours — it’s your property.

Pricing

Free for you. And here’s exactly why.

Enter your rent and run the numbers yourself. The applicant pays for the screening: COP 59,900, once, when they decide to apply for your property. No fine print, no monthly commission, no lock-in.

In Colombia it usually runs from 8% to 12% of the rent, every month.

A percentage of the rent for drafting the lease, usually around 20%. Paid once, at signing.

One year with an agency

COP 2,800,000

  • Monthly commissionCOP 200,000
  • Per year (12 months)COP 2,400,000
  • Lease drafting fee (20%, once)COP 400,000

And if they charge the first month’s rent as a sign-up fee, add COP 2,000,000 to the first year.

One year with Fiable

COP 0

  • Monthly commissionCOP 0
  • Sign-up commissionCOP 0
  • Lease drafting feeCOP 0
  • Applicant screeningCOP 59,900

Fiable charges you nothing: no sign-up fee, no monthly commission, no lease drafting fee. The applicant pays for the screening, once.

And in the second year it starts over. And in the third. The sign-up commission is paid once; the monthly one, for as long as the lease lasts.

Data and privacy

We’re going to ask someone for their ID. We take that seriously.

The ID photo and the selfie are deleted after 45 minutes. We keep the verification result, never the images.

We comply with Colombia’s Law 1581 of 2012. The applicant authorizes each use separately — personal data, biometric data and credit history —, sees what will be checked before accepting and can ask us to delete their information.

We never share their information with other landlords: each screening exists only for the application it was made for.

If you were asked for a screening

You pay for the screening, so it’s yours.

  1. 1

You open the link on your phone

You take a photo of your ID and a selfie. Nothing to install, no account to create, and both photos are deleted after 45 minutes.

  2. 2

You pay COP 59,900, VAT included

By card, PSE or Nequi. A single payment: no monthly fee and no charge to look it up later.

  3. 3

    You see your own result

The four checks and whatever came up, the same thing the landlord sees. If something isn’t yours — same-name mix-ups happen more than you’d think — write to us and we’ll review it.

  4. 4

If it comes back clean, you keep your certificate

A PDF with your name, the last four digits of your ID, the date it expires and a code. It lasts 30 days, because background records change.

The certificate is yours to share. Fiable never hands it to anyone on its own, and each screening exists only for the application it was made for.

Frequently asked questions

What everyone asks us.

Is it really free for me?
Really. The applicant pays for the screening, once. You pay no sign-up fee, no monthly fee and no commission on the rent. That screening is how we make money.
What if the applicant doesn’t want to pay?
It’s the most common question. Look at it from their side: in the traditional market they’re asked for a co-signer, a guarantor who owns property and three references, and they still wait for days. Here they pay COP 59,900 once, do it in five minutes from their phone and know where they stand the same day. For many applicants it’s the easiest option, not the most expensive one.
What exactly does the landlord see from my screening?
A traffic light, the checks and one line per category when there’s something to report. Never the institution, the date or the case number. If you want to know what was checked about you, we’ll tell you how to request it.
Does Fiable generate the lease?
Not yet. Today Fiable verifies the applicant and you agree the lease directly with them. Electronic signing inside the platform is on the way; we’d rather not charge you for something we don’t provide yet.
Do you check ability to pay or credit history?
Not yet. Today the screening covers identity, ID document and background, which is what we can deliver from official sources. We’ll add credit history once we close the agreement with the credit bureau; we’d rather not promise it before then.
How long does it take?
Five minutes when the sources respond and nothing comes up. If something needs human review, we look at it ourselves before showing you anything and get back to you within one business day.
What happens if the screening comes back with findings?
We show you which category the finding is in, and you decide. Fiable doesn’t approve or reject anyone: a record isn’t a conviction, and the property is yours.
Can I use Fiable if I already work with an agency?
Of course. Many landlords have one property with an agency and another on their own. Fiable is for the second one.

The new way to rent out in Colombia.

The information exists, the technology exists and the law has recognized electronic signatures since 1999. All that was missing was someone to put it all together, on the landlord’s side.

Rent with certainty.
